Realty Capital has a sister company -- RealtyFund, Inc., a real estate investment company created to purchase larger office and industrial properties at attractive prices not available with smaller properties and using non-recourse leverage at favorable rates.  This combination offers sound investment opportunities as it targets the gap between properties sought out by individual property investors and REITs (Real Estate Investment Trusts).  RealtyFund opportunities are not confined by the limitations that an individual property investor might have or the many restrictions normally associated with REITs, which unnecessarily limit investment options and returns.  This strategy creates an investment opportunity that seeks to provide a superior property and sound investment value.  Our expertise, relationships in the local market, as well as the fact that Realty Capital manages the leasing and management of the properties, ensures a healthy return on investment. 

RealtyFund strives to provide undiluted returns that are not loaded with the fees of most REITs and traditional limited partnerships.  Managing members are not compensated upfront.  Available cash from operations is distributed solely to investors until reaching a predetermined preferred rate of return. Only then is any excess cash flow shared between investors and management.  This results in a performance-based compensation plan for the managing member that creates a winning situation for everyone.
