REALTY CAPITAL BRINGS TURN AROUND TO OFFICE BUILDINGS’ OCCUPANCIES / REINVENTS COMPLEX
ORLANDO, Fla. (October 5, 2005) Having taken over the leasing and management of one local office building and the ownership of another, Realty Capital has increased occupancy by more than 20 percent at each site and transformed an ailing industrial complex into a thriving business center.
In just two months, Realty Capital’s David Wright, vice president, and Stephen Caruso, senior associate, boosted occupancy by nearly 25,000 square feet at the 2699 Lee Road LLC building (photo available). The pair brought in new tenants:

East Coast Flats, and

Southeast Professional Title
Realty Capital will also be managing building and property renovations at this site.
“Working with the team at Realty Capital has been refreshing, and they did over-and-above to take our occupancy from 65 to 90 percent,” says Bernardine Cde Baca, asset manager for Herndon, VA-based Sugar Oak Management Services, which oversees the Lee Road building. “We look forward to building a long-term relationship with them.”
In 2003, when Realty Capital’s investment arm RealtyFund I LLC bought the five-building, 111,000-square-foot McLeod Commerce Center, it was only 80 percent leased and in ailing condition. The company renovated the complex (photo available), re-marketed it, secured professional services tenants and brought occupancy to 100 percent by 2004. New tenants include Severn Trent and Tritech Fall Protection (both engineering firms), Reefs Rain Forest (an aquarium store) and Bark Avenue Bakery.
“Today, with occupancy still at 100 percent, we’re continuing to re-tenant, secure longer leases, manage the property and more,” says Charles Frederick, RealtyFund I LLC partner. “These types of company investments represent the unique owner perspective we can bring clients.”
